The Fourth Bedroom
At the rear of the house was a foyer area and a laundry. The owner felt that this space was underutilized and therefore, decided to combine the spaces into a new fourth bedroom. So, we began with removing a wall to create one continuous space.
The New Kitchen
The owner wanted to convert the existing kitchen into a fifth bedroom. This meant building a new kitchen in the lounge and combining the spaces. There were a few advantages to this decision. Firstly, adding extra bedrooms to a property greatly increases property value. Secondly, opening plan living is becoming a more desirable trend in homes. Combining the lounge and kitchen was possible because the existing lounge was rather large and square. Even with the new kitchen, the lounge was still considerable large, leaving plenty of living space.

After these renovations the property was almost ready to go to auction. The last step was to water blast the house, garage, driveway and fences. The added bedrooms significantly increased the property value and netted the owner $88,000 in profits.

Auckland CBD – Garage conversion renovation
Our latest renovation opportunity was to convert a garage into a utility room. The client found they were not using their garage as a car park. So, they decided to convert the garage into something more functional for the way they used the space. A lot of smaller homes tend to use their garage not for parking, but instead for storage and perhaps as their laundry room. Which makes sense, as square footage is at a premium in Auckland.
Removing the Garage Door
The first step in this renovation was removing the garage door and replacing it with a sliding door. Not only would this increase the accessibility, but it would also provide significant natural light. The process was relatively easy and straightforward. First the door was removed, and then the rails and mechanism. Once these were all removed, we began construction of the new frame.
Luckily, the opening left by the removed garage door was a modest size. This meant we could very easily slot into a place a new frame with windows and a sliding door. In the above picture you can see a picture of the final result of the same renovation of the next door unit.
The Final Result
Overall the garage renovation was a huge success. Now that the room had its new windows and sliding door the last step was to renovate the interior. The garage is the perfect location for a utility room conversion as it already has an open layout, perfect for fitting shelves and laundry appliances.

We had the opportunity to help this client with their driveway renovation. The homeowner was becoming frustrated with their gravel driveway, and sought to upgrade to concrete. We were happy to lend our expertise and pour their new driveway, boosting their homes value in the process.
Pouring the Concrete
Laying down a new driveway is typically a straight forward process. This renovation was no exception. Gravel driveways are perfect for conversion to concrete as the gravel base provides good support. This meant we could dive straight into the process of building a frame for the concrete pour.
Most people might not know that concrete needs to be reinforced. Either with wire mesh or rebar. This not only adds strength to the concrete but also holds the concrete together in the event of a crack. Over the long life of driveway cracks will form at some stage. Stresses from weather, thermal expansion in the sun and stress from cars will cause a crack somewhere years down the line.
